Our goal is to showcase your home with high-quality photography that captivates buyers and maximizes offers. To ensure your photoshoot runs smoothly and safely, I’ve prepared this checklist of steps to follow before your scheduled shoot.

GENERAL PREPARATION

1. Be Ready Before the Photographer Arrives​

· Cleaning and staging should be completed the day before the shoot. Remove small personal items but ensure the overall look is still inviting.

· Staging accessories, like cushions and table settings, should already be in place.
 

2. Secure Pets

· While pets are loved, they should be removed or secured during the shoot for safety and to avoid distractions.
· Hide pet-related items such as food bowls and litter boxes.

 

3. Minimize Visibility of Occupants

· Plan for all family members to stay off the property or remain out of sight during the shoot to prevent being captured in photos.
· Use the Garage for Storage

· Garages are typically not photographed, so use this space to store any clutter temporarily.

OUTSIDE PREPARATION

1. Clear the Driveway

· Remove all vehicles from the driveway and street in front of the house to provide an unobstructed view of the property.


2. Hide Eyesores

· Store trash bins, garden hoses, and other outdoor items out of sight. Avoid moving hoses or watering plants on the day of the shoot to prevent puddles.


3. Prep the Garden

· Mow the lawn, trim hedges, and remove any debris or pet waste.
· Clear toys, tools, and other distractions.


4. Water Features

· Clean and turn on water features such as fountains and waterfalls before the shoot. Provide instructions to agents or photographers on how to operate them.


5. Patio Furniture

· Clean outdoor furniture and remove cobwebs. Do not wash furniture on the day of the shoot to avoid water marks.

INDOOR PREPARATION

1. Declutter and Depersonalize

·  Kitchens: Remove unnecessary items like magnets, photos, and small appliances.
·  Bathrooms: Hide personal items such as toothbrushes and razors, and replace them with decorative soaps and fresh towels.
·  Bedrooms: Make beds neatly and remove any clutter.


2. Maximize Light and Views

·  Open blinds to showcase outdoor views and let in natural light.
·  Turn on all interior lights and ensure bulbs are working.


3. Tidy Entryways

·  Remove shoes, umbrellas, and other items from entrances to give a welcoming impression.


4. Hide Wires and Portable Items

· Conceal visible wires, remotes, and portable fans for a cleaner look.

TWILIGHT PREPARATION

1. Lighting

· Ensure all interior and exterior lights are on. Replace any burnt-out bulbs beforehand.
· For pools, spas, or water features, turn on their lights and ensure they are clean and operational.

 

2. Enhance Ambiance

· Remove covers from pools or spas and turn them on for added visual appeal.
· Activate any decorative outdoor lighting to highlight landscaping features.
